"But foreigners can't own land in Bali… right?"

You're half right — and understanding this properly is the most important thing you'll do before investing. It's true that foreigners cannot hold freehold (Hak Milik) title in Indonesia. But that has never been how experienced foreign investors buy here. There are three well-established, fully legal structures — we match the right one to your goal.

Option 01

Leasehold (Hak Sewa)

A long-term lease — commonly 25–30 years and extendable — registered before a notary. The simplest and most popular route for lifestyle and rental property.

Option 02

Right to Use (Hak Pakai)

A recognised right-to-use title available to foreigners who hold Indonesian residency (KITAS/KITAP), typically for a residence you'll use yourself.

Option 03

Company (PT PMA)

A foreign-owned Indonesian company holding the right to build (Hak Guna Bangunan) — the standard, legal structure for running a villa or rental business.
